End-of-tenancy in 5 days: a 3-bed Wokingham let-in-progress

A landlord asked us to turn a 3-bed in 5 working days between tenancies. Here's exactly what we did, in what order, and what it cost.

A typical Wokingham 3-bed semi between tenancies — outgoing tenants left a normal amount of wear, no malicious damage but plenty of marks, a loose tap, a cracked toilet seat and tired paintwork. The agent's incoming tenant signed for a Friday move-in. We had Monday morning to start.

Day-by-day

  • Monday — survey, lift carpets in stair area for inspection, pre-fill all walls, replace 2 cracked tiles in en-suite
  • Tuesday — full sand and prep, mist coat on patched walls, electrician repairs to two faulty sockets, plumber replaces the kitchen tap and toilet seat
  • Wednesday — first finish coat throughout, woodwork repair to skirting on landing
  • Thursday — second finish coat, gloss on all woodwork, oven and kitchen deep-clean
  • Friday morning — final wipe-down, photographs, keys back to agent at 11am

Cost

£2,180 + VAT. The landlord paid this from the held deposit and signed off via PDF report at noon Friday. Tenant moved in at 4pm.
